So both real estate investing and mortgage loans have to do with finance and land. But there is a huge difference between the two industries.
Great real estate investments depend on the business model.
Simply submitting a presentation of the property alone is not likely going to work, but an entire breakdown on the business model is likely going to cause an investor to look and consider pumping funding into a project likely to produce a high ROI within the first few years after completion.
Profitability depends on several factors and since your potential investor may work out of a highrise in New York, it becomes your job to make him understand the potential your opportunity presents.
Now it´s time to go to work and put your plan together:
1) What is your project about?
2) Why is there a demand?
3) How much will it all cost to complete?
